The Omnixol Two-Step System
In cases of heating oil, diesel and mineral oil damage, simply masking a noticeable odor is not sufficient.
The first priority is to reach and remove the actual oil contamination within the building material. Only after this step are any remaining odor-causing substances treated.
This is exactly what the Omnixol Two-Step System is based on: FX100 for deep cleaning and BX for subsequent odor treatment.
Why are two separate treatment steps used?
Heating oil odor is not independent of the actual contamination. As long as relevant amounts of heating oil, diesel or mineral oil remain within the building material, odor-causing substances can continue to be released.
Omnixol therefore deliberately separates the treatment into two different tasks:
-
Treat the oil contamination within the material
with Omnixol FX100. -
Treat remaining odor-causing substances
with Omnixol BX Odor Neutralizer.
Step 1 – Deep cleaning with Omnixol FX100
In porous building materials such as concrete, screed, masonry or plaster, heating oil can penetrate deeply into the pore and capillary structure.
Omnixol FX100 is therefore not used merely for surface cleaning. The working solution must be able to penetrate sufficiently into the contaminated substrate.
There, adhering oil components are mobilized, dispersed and emulsified within the aqueous phase.
Mobilized oil components are transported out of the material
During treatment, mobilized components from the pore structure may be transported toward the surface.
During this process, milky-white or oily residues may become visible on the surface.
These residues are then removed using suitable absorbent material, cloths or a wet vacuum.
In cases of particularly deep-seated contamination, an additional FX100 treatment may be necessary after the result has been assessed.
Between the steps: allow the substrate to dry completely
After the FX100 treatment, the building material must dry completely.
Only then can it be reliably assessed whether the actual contamination has been sufficiently treated and whether any residual odor remains.
Suitable drying conditions are particularly important. As a general guideline, we recommend a room temperature of at least approximately 20 °C and relative humidity preferably below 50 %.
Step 2 – Odor treatment with Omnixol BX
After deep cleaning has been completed and the substrate has fully dried, small amounts of residual odor or accessible organic odor-causing substances may still remain.
For this purpose, Omnixol BX Odor Neutralizer is applied as a fine spray.
BX works according to a bioactive or microbial principle and is designed to further break down remaining organic odor-causing substances.
Why is BX alone not sufficient for heating oil contamination?
BX treats odor-causing substances, but it does not remove heating oil contamination that is deeply embedded within the building material.
If BX were used while relevant amounts of oil were still present in concrete, screed or masonry, the actual source of the damage could continue to release odor-causing substances.
First treat the contamination with FX100 → allow the substrate to dry completely → then treat remaining odors with BX.
Why not seal the surface immediately?
A coating or sealer should also not simply trap remaining oil or odor contamination within the substrate.
Sealing should only be considered once cleaning has been completed, the substrate is completely dry and the original odor contamination has been eliminated.
For suitable surfaces, the Omnixol Wall & Floor Sealer can then be applied.
The goal: cleaned, dry and free from the original odor
The Two-Step System deliberately separates cleaning the actual contamination from subsequent odor treatment.
This means that the process does not merely treat the noticeable odor, but first addresses its source within the contaminated material.
Only after successful cleaning, complete drying and elimination of the original odor contamination should the surface be rebuilt, replastered, painted or sealed.
The Two-Step System in Brief
- Expose and prepare the contaminated surfaces.
- Deep-clean the oil contamination with Omnixol FX100.
- Allow FX100 to act for approximately 24 hours.
- Remove mobilized residues.
- Allow the substrate to dry completely.
- Assess the result of the deep cleaning.
- If necessary, treat remaining odor-causing substances with BX.
- Apply further coatings or sealers only once the original odor contamination has been eliminated.

Which treatment step is required for your situation?
If you are unsure whether your case first requires deep cleaning or whether odor treatment with BX is already sufficient, we will be happy to help you assess the appropriate approach.
Helpful information includes the cause of the damage, the affected substrate, any measures already carried out and, if possible, a few photos.
